Fees

Fee: For 10% of the rent, we deal with 99% of the problems.

Tenant Placement

You can avoid most tenancy related problems by choosing a good tenant in the first place! 

Our placement services include:

  • Photography

  • Videography

  • Advertising on multiple platforms

  • Communications with all interested parties

  • Tenant Application Forms

  • ‘Weeding’ through the applicants

  • Background checks

  • Reference checks

  • Verification and authenticity research

  • Interviews

  • In-person showings

  • Virtual viewings

  • Strong Tenancy Agreement and addendums

  • Move-in Condition Inspection Report

  • Collection of deposit(s)

  • Collection of first months rent

  • Organizing future rent payments

Fees

Placement Fee: 1/2 of the first months rent. That way you know we’re trying to make you the most income we can. 

Most investors choose this service in conjunction with the Management service. Not recommended as a service on its own unless you have current experience being a landlord and are very familiar with the Residential Tenancy Act (RTA), Personal Information Protection and Electronic Documents Act (PIPEDA), and guidelines set out by the Residential Tenancy Board (RTB).

Long term tenancy guarantee: If the tenant doesn’t stay for a minimum of 6 months, then we do another placement at no cost.

Consultation

Before you purchase that investment property, make sure the numbers are going to crunch! Our senior advisor will visit your potential property and get you the numbers you need to make an informed decision.

Our consultation services include:

  • Light duty home inspection

  • Active and listed comparable property research

  • Estimated costs for repairs and maintenance

  • Rental income appraisal

Fees

Fees are between $200-$600 depending on location and sq footage.

This fee is reimbursed when you purchase the home and sign a Management Agreement with us.
